  Appearances are everything when it comes to selling your home.  It is a proven fact that sellers get better offers when they have better curb appeal and the home appears maintenance-free.  Selling your home in the fall can be challenging with all the leaves and the holidays ahead.  More homebuyers become emotionally attached to a home for purchase if the “curb appeal” is warm and inviting.  Here are a few ideas to step up your curb appeal in the fall.

1)  Get Rid of Those Fall Leaves

Spruce it up! Fall colors are amazing, but Leaves can be an eyesore.  Not only are they everywhere (even gutters) but they can lead the homebuyer to think of all the potential work they will have to do in the future. So, continue to rake the leaves, clean out the gutters, and take care of bare patches in the lawn.  You may need to plant a few fall flowers in the flower beds or under the windows (plants in pots are preferred.) Remove old landscaping and any shrub or limb that could appear to be dead. Basically, maintain a clean and fresh exterior so it will look fresh as well as colorful.

2) Brighten Up Your Front Door

A fresh coat of paint on the door (or anywhere that it is needed) and a festive fall door hanging can bring attention to an otherwise boring space. Frame the door with a simple planter of fall flowers that complement the entryway – adding that touch of warmth.  But keep decorations and flowers simple – you do not want to overwhelm your potential buyer.

3) Check Your Lighting

Add lighting.  Keep it bright!  Make sure there is adequate lighting.  You could simply add solar walkway lighting.  Remember, Ambiance is everything so stick to soft gentle lighting. There is nothing worse than showing up at a home and not be able to figure out how to get to the front door. Good lighting helps direct people to the entrance you wish for them to use and adds a sense of security.

4) Update The Hardware

Something we tend to forget is to update the hardware.  If you touch up the paint, chances are you need a new doorknob too.  It’s all about the details.

5) Give Your House a Bath

Some areas outside just need to be washed.  Maybe you need to pressure wash your home siding, sidewalks, decks or put the glass cleaner on the windows.

These are just a few tips.  Walk to the street and pretend you don’t live in your home.  Walk towards the front door and take it all in as if you were a potential home buyer.  You might be surprised at what you notice.
